IPUSA Pavilion I–II is a 624,000-square-foot industrial warehouse facility developed in two phases to support modern distribution and logistics operations. Phase I, totaling 296,000 square feet, was delivered in 2023, followed by Phase II, comprising 328,000 square feet, completed in 2024.
The facility is designed to accommodate high-throughput industrial users, featuring 32-foot clear heights, 60 dock doors, four overhead doors, and 50 dedicated trailer parking spaces. Construction incorporates Varco Pruden steel framing, 3-inch Kingspan insulated metal panels (IMP), and Purlin Glide 10-inch insulation, supporting durability, energy performance, and long-term operational efficiency.
IPUSA Pavilion I–II enabled Allen Distribution, a national third-party logistics provider, to establish its first distribution center in the state of Michigan, reinforcing the project’s role as a mission-critical logistics asset and validating its market positioning.
