$72 million Hotel Vin breaks ground in Pinnacle Hills

Amore than $72 million Autograph Collection Hotel by Marriott is under construction in Pinnacle Hills, west of Interstate 49 in Rogers, according to a Wednesday (Oct. 16) news release.

The 125-room Hotel Vin Pinnacle Hills along Northgate Road will be built across from the $110 million mixed-used project The Plaza at Pinnacle Hills, northwest of West Northgate Road and South Champions Drive. The hotel will include a restaurant, rooftop bar, pool, and meeting and event space.

Hotel Vin Pinnacle Hills is a development of Indiana-based Great Lakes Capital, a real estate development and private equity firm, and Dallas-based Coury Hospitality, a hotel management company. The hotel will be an expansion of Coury’s Vin Hotel Collection brand, comprising the 120-room boutique Hotel Vin in Grapevine, Texas.

According to the release, the “lifestyle hotel” includes a restaurant “showcasing locally sourced cuisine” and a rooftop bar. The names and menus for the restaurant and bar have yet to be determined for the “resort-style hotel” in Rogers but are expected to reflect the brand’s upscale amenities.

Construction is expected to take about 18 months, and the hotel is slated to open in spring 2026.

Great Lakes Capital is also developing a 304-unit upscale mixed-use multifamily development on 8.2 acres across the street from the hotel. The Plaza at Pinnacle Hills will include apartments and retail space, anchored by a two-story, 20,000-square-foot Ruth’s Chris Steak House.

“We prioritize a highly curated, hospitality-driven design and management approach,” said Kristen Sawdon, managing director and principal for Great Lakes Capital. “The hotel and mixed-use properties are going to create an easily walkable, upscale experience for the entire community and visitors to enjoy.”

The Great Lakes Capital and Coury Hospitality partnership acquired the land from Paula Whalen and Chad Hatfield, who remain investors in the project.

“I’m excited with the addition of The Vin Rogers Pinnacle Hills as well as The Plaza at Pinnacle to our 30-acre campus in the heart of Pinnacle Hills,” Hatfield said. “Adding to our premium class A office space, the quality of amenities will elevate experience for years to come in the area.”

Also nearby is the planned upscale 16-story Dream Hotel to be located on the 1.57-acre property at 3529 S. Pinnacle Hills Parkway. The site is now home to Ruth’s Chris Steak House, which is set to move into a new location in the first quarter of 2025. The project cost is “a little over $100 million,” according to Lance Beaty, CEO of Beaty Capital Group.
