  • Currently there is extremely low vacancy in the Grand Rapids/West Michigan Industrial Real Estate Market. Tenants have zero options for move in ready, modern, 75,000 SF+ facilities. Several tenants desire to expand their operation into a larger more modern footprint, but simply can’t find the space or wait the 12-14 months for a build to suit. Speculative space is nearly impossible to finance without a master lease incentive or financing offset

Solution:

  • Great Lakes Capital is proposing to build a 222,000 SF modern, $12,600,000+ crossed docked speculative warehouse facility to capture the unmet demand of industrial users in the greater Grand Rapids area with a goal of signing a lease(s) for the entire building within six months of breaking ground
